Wedding & Event Policies

✨ Booking & Payments

  • A non-refundable retainer of $1000 is required to reserve your date

    ( $500 deposit towards event / $500 damage & cleaning deposit - returnable after event )

  • Your date is not secured until a signed contract and deposit are received

  • Remaining balance is due 30 days prior to your event

  • Flexible payment plans are available upon request

  • All payments made are non-refundable but are transferable if another date is available

⏰ Event Time & Property Access

  • Event & Elopement Package reservations include full day access from 9:00 AM – 11:00 PM

  • Wedding Package reservations include 3 Full Day access from 9:00 AM Thursday - 5:00 PM Sunday

  • All guests and vendors must exit the property by 11:00 PM for Events/Elopement Packages

  • Additional time may be added if available for an extra fee

  • Early arrivals or late departures without approval will result in additional charges

👰 Bridal House & Groom’s Cabin

  • The bridal suite (inside the two-story home) and groom’s cabin are included

  • Additional cabins/RV access may be included for an additional charge

  • Personal belongings must be removed at the end of the event

  • The Oaks Venue is not responsible for lost or stolen items

🌿 Décor, Setup & Cleanup

  • Clients have access to two fully stocked décor sheds to personalize their day

  • All décor must be handled with care and returned in original condition

  • No nails, screws, staples, or permanent adhesives may be used

  • All personal décor must be removed at the end of the event or added to decor sheds

  • The use of real candles is strictly prohibited indoors

  • Basic cleanup is required: List provided during booking

🍽️ Vendors & Catering

  • Clients may bring in their own vendors - We also provide a list of preferred vendors

  • Licensed and insured vendors are highly recommended

  • All vendors must respect venue rules and timeline

  • The Oaks Venue is not responsible for vendor services or performance

🍷 Alcohol Policy

  • Alcohol is permitted with prior approval

  • A licensed bartender is required for all alcohol service

  • No underage drinking is allowed

  • The client assumes full responsibility for all alcohol-related incidents

🚭 Smoking & Fire Safety

  • Smoking is not allowed inside any buildings

  • Outdoor smoking is allowed - No butts on the grounds, bins are provided

  • If cigarette butts are thrown out on the property & The Oaks Staff have to clean up, you will be charged $250 Cleaning Fee out of your deposit

  • Sparklers allowed for send-offs with prior approval and outdoors only

🧒 Children on Property

  • Children must be supervised at all times

  • The Oaks Venue is not responsible for injuries or accidents

🚗 Parking & Property Care

  • Parking is permitted in designated areas only

  • No driving or parking on grass or restricted areas

  • Guests must respect all property boundaries and structures

⚠️ Damages & Liability

  • The client is responsible for any damage caused by guests or vendors

  • The Oaks Venue is not liable for:

    • Injuries

    • Accidents

    • Lost or stolen items

    • Damages caused by acts of nature

🌧️ Weather Policy

  • Outdoor ceremonies are weather-dependent

  • Indoor ceremony and reception options are available as backup

  • No refunds will be issued due to weather conditions

❌ Cancellations & Rescheduling

  • All retainers and payments are non-refundable

  • Rescheduling is allowed based on availability

  • Additional fees may apply for date changes
